                                                                            Evictions

  We will meet all of your eviction needs. We follow all local eviction ordinances.  We will arrange to have a contractor meet the sheriff at a designated time for lock out. We will change all entry door looks and secure the home, inventory personal  property if needed, remove debris as required by sheriff and move personal property on the curb or in storage according to the specifications of the client. All services performed will be documented with photos.

                                                                          Inspections

  We offer the the following inspections: Occupancy, Initial vacant property inspection,Vacant property inspection ongoing, Delinquency interview inspection, Insurance loss draft, Sale date inspections. According to the inspection requested a report and photos will be used for documentation.

                                                                        Debris Removal      Interior / Exterior

  Appliance Removal  if deemed necessary.Vehicle Removal is based on clients instructions. Debris and personal property is removed according to the clients specifications. It is removed and counted based on cubic yard. Hazardous materials is removed and disposed of according to local laws. All items will be documented with photos.

                                                 Lock Change / Lock boxes installed / Securing Home

  Door knobs are changed according to HUD guidelines or the lenders requirements. Padlocks, slide bolts,or hasp maybe installed to accompany lock change if required for complete property security. Lock boxes are installed with a assigned code unless it is already provided by the realtor. If at this time board ups are specified they will be done according to Hud guidelines unless lender specification is different. Debris and personal property is removed according to clients instructions.

                                                                                              Maid Services

  Maid service is completed according to Hud Guidelines unless clients specifications differ.Services will be documented with before and after photos.

                                                                                Grass Cuts / Shrubs Trimmed

  Grass will be cut, weed eated, edged and all walkways will be blown off with blower. trash , limbs and excessive clippings will be removed from property. Shrubs will be cut at the request of the client. We offer the service to maintain the yard until the property is sold. Services will be documented with before and after photos.

                                                                                                  Board Up

  We will board up the property according to HUD guidelines or the specification of the client. Services will be documented with before and after photos.

                                                                                               Roof Tarp

  We will tarp the roof or make temporary repairs which ever is most cost effective for client. We will also provide you with proposals to repair roof  from a licensed roof contractor at your request. Services will be documented with photos.

                                                                           Extermination

 We will treat the affected area with pesticides , or if the infection is beyond our scope we will provide you with a proposal from a professional pest control company.Services will be documented with before and after photos.

                                                           Pool  Spa and Hot Tub  Securing

  This service will be done according to Hud Specifications unless client provides other specifications. Which may detail from securing entry to complete cover using wood and mesh.Services will be documented with before and after photos.

                                                                  Pool Draining / Cleaning

  We will drain and clean pool according to clients specifications  or Hud Guidelines. We also offer the service to maintain the pool until the property is sold. We also remove above ground pools.services provided will be documented with before and after photos.

                                                                       Storm Clean Up

  We offer services to remove debris from the interior and exterior of property. according to the clients request. All services are documented with before and after photos.

                                                                             Repairs 

  We provide small repairs . For example: Light fixtures, switch plate covers, drywall repair, small plumbing problems, rotten wood, and etc. However, if a repair is needed that is out of our scope will will provide you with a proposal from a licensed contractor. We will provide detail quotes accompanied by photos that will explain your options in returning the property to maximal profit potential.

                                                               Painting  Interior / Exterior

  We offer professional painting services at a fair price.

                                                                         Mold Removal

  We cut out the affected area and treat according to guidelines. Services are documented with before and after photos.
